Advest’s philosophy for debt investments in real estate resembles that of a private equity investment. Our process evaluates the fundamentals of the property and its sponsor seeking the funding. We focus on the characteristics of the investment, as well as the macro and local real estate market. We also apply risk management techniques which include sound loan-to-value ratios, third party appraisals, a credit review and property inspections. We strive to achieve our clients’ investment objectives by adhering to sound real estate investment principles.

High predictable returns. Direct real estate lending provides the key advantage of loan investments secured by an asset, as opposed to high yield bonds and mezzanine debt, which are both unsecured
Uncorrelated Returns.
Real estate lending provides diversification because it can reduce overall investment portfolio volatility and enhance returns. Private lending is not directly correlated with the stock market or other traditional assets
Limited Interest Rate Risk.
Loans have short maturities since most deals last between six to twelve months

The Advest Short Duration Real Estate Fund (the “fund”) is an open fund that writes short-term, first position loans secured by real estate. The goal of the Fund is to provide high predictable returns while minimizing risk of principal loss and maintaining near-term liquidity.
